What this opportunity involves:
Reporting to the Property Manager, you will provide building operations management for multiple commercial and industrial properties, with a focus on contractor management. Become an expert in all systems and processes that support our Risk Management policies, working to make our buildings safer for tenants, visitors and contractors. Use PropTech to engage with stakeholders and drive efficiency. Work closely with your Property Manager and engage with the wider PAM team to learn and grow as an Operations Manager.
Additionally the Building Operations Manager is responsible to:
  • Ensure all essential fire and life safety maintenance is completed.
  • Ensure all identified health and safety risks are appropriately managed according to audit recommendations.
  • Work with the procurement manager to ensure all service and maintenance contracts are up to date.
  • Meet regularly with contractors to manage regular and ad hoc work, ensuring they are meeting contractual and building requirements.
  • Assist your Property Manager with the preparation of annual operational and capital expenditure budgets and review expenditure regularly.
  • Keep tenants happy by managing ad-hoc requests for repairs and maintenance tasks reasonable timeline expectations.
  • Undertake property presentation inspections to ensure high standards are maintained.
  • Participate in property risk management audits and ensure that any issues are appropriately addressed and in the required time frames.
  • Report monthly on building operations using the designated template.
  • Adhere to JLL policies regarding incident management and reporting.
  • Assist the Property Manager with the day-to-day operations of the properties assigned.
  • Be willing to assist after hours with emergency situations.

You'll be able to empathise with tenant needs and prioritise to meet strict deadlines. You will be required to be alert to any action, incident or equipment failure that may contribute to public accidents that could be prevented by the centre and take action to remedy as soon as possible
